We all want to live in "up and coming" areas. Locations that are on the verge of change but are currently affordable.
How do you recognize when the change is taking place?
While a short time ago, an area may have been seedy looking, lined with cheap food and body piercing businesses, it is now becoming trendy. You are slowly watching boutiques, nice restaurants and coffee shops emerge. It feels good to walk around this area now.
Real estate prices that were low are beginning to climb. As the area becomes more inviting, home prices will go up.
Now might be a good time to buy in. Affordability is a personal decision but without a doubt, it's not going to get easier.
Part of deciding whether to buy in a location involves due diligence. Determining whether an area is statistically/demographically up-and-coming is not the strong suit of the average buyer.
Fear not! There are those out there who get pay a lot of money and who stake millions of dollars on determining just such things. You can piggy-back on their findings.
It appears that Starbucks is a good indicator/predictor of increased value in a neighborhood. So are stores like Whole Foods. If the area analysis didn't have findings consistent with disposable income large enough to support businesses like these... they wouldn't be there. For the most part, people will skip the latte and the organic chicken before they miss a mortgage payment. And they are NOT skipping it!
