Location Matters
First of all, I'm increasingly fond of this particular part of Boulder. In the last few years, I've sold several entry and mid-level houses here - all of which were reasonably priced, well built, and perfect for young families. Some of my most analytic most value driven clients purchased in this location. I'd buy their houses myself in a heartbeat. My clients also report back that they're very satisfied with the neighborhood feel.
The location is really the driving factor. You are only a short walk to Table Mesa Plaza (King Soopers, the Southern Sun, Cafe Sole') and the South Boulder Rec Center. Viele Park is right there and hiking trails are nearby as well. Plus the schools are some of the most desirable in Boulder. Traffic noise should be minimal, it's far from Broadway and US 36, but it's still a reasonable commute to major job centers.
Want a parenting lifestyle secret? Choose a house within bicycling distance of school. With today's after school activities packing your children's schedules, it helps to cut the drive time down for after school pickups. In this neighborhood, you're a short jaunt to well ranked elementary, middle, and high schools.
3295 Endicott Drive2,116 SQFT doesn't sound like much but this house still featured 4 usable bedrooms (all on the upper or main level), 3 baths, and retained the 1 car garage. The fact that it sold for $655,000 (97.6% of asking) or $309/ finished SQFT is indicative of a growing trend. Smaller houses, when functional in design, are increasingly sought after. Small is beautiful when it comes to heating, cooling, cleaning, and maintaining your home. With a decent size lot of 7,449 SQFT, the house also has some improvement potential.
The interior and exterior had been tastefully updated. The landscaping was excellent and the house has curb appeal. It was under contract in just over a month and the buyer paid cash. CLICK FOR DETAILS
Was it affordable? With 20% down and a 3.7% mortgage rate, you're looking at a principle and interest payment of about $2,500 a month on a 30 year conventional mortgage. Don't forget to add insurance and property tax.
3150 Endicott DriveThis larger house also features 4 usable bedrooms (all on the upper level), 3 baths, and a 2 car garage. The house was 2,262 finished SQFT and had another 1,1182 unfinished SQFT in the basement. Like 3295 Endicott, it was built in 1966.
Some updating with solid surfaces, light fixtures, kitchen redesign were evident. The house had good flow through, a nice entryway, and increasingly desirable front covered porch.
This one sold for $680,000 (99.2% of asking) after about two months on market. For comparison, the price reflects $301/finished SQFT or $197/SQFT if you include the unfinished basement. CLICK FOR DETAILS
Was it affordable? The economics are very similar to 3295 Endicott (above). You're looking at an extra $5,000 down and about $100 a month more. Don't forget to add insurance and property tax.
