A quick recap from last weekend's previews.  

1772 Eisenhower Drive is turn key.    All of the finishes are basic and nothing is remodeled, but the layout is excellent.  I didn't see anything that needed immediate attention, but you should still get an inspection.  The lower level is set up as separate living quarters with its own entrance and kitchen (likely not permitted), so this is a good property for a home buyer who wants a little extra rental income.    

As expected, the proximity to S. Boulder Road will be an issue for some buyers and will also constrain long-term appreciation rates.    With that said, it's will likely prove a good cash cow in the long run.    I think it's priced right and will sell quickly, but I'm not sure the owner will get the bidding war he was hoping for.    It's really more appropriate to an investor, rather than a typical end-user home buyer.  

4645 Broadway #C4 has a very small floor plan and a strange layout.    There is very little living room/hangout space, despite the upper level loft.    While it it currently has partial views to the flatirons and open space, those views are not protected.   When the commercial space surrounding the property is redeveloped in the future,  you're going to lose your views.      The market is clearly rising but at the $420,000 asking price, I think you can do better.
